The rental period begins on the date of the agreement and continues on a month-to-month basis unless terminated by either party with a 30-day written notice.
3.3 Termination
You may terminate your rental agreement by providing a 30-day notice. Failure to vacate the storage unit by the end of the notice period may result in additional charges.
4. Use of Storage Units
Storage units are intended for the storage of personal and business items. Prohibited items include:
- Hazardous materials
- Perishable goods
- Illegal substances
- Items causing damage or excessive wear
4.1 Security
While we provide security measures such as surveillance cameras and secure access systems, Kensington Storage is not liable for the loss or damage of your items due to theft, fire, or other unforeseen events. It is recommended to obtain insurance for your stored items.
4.2 Access
Access to your storage unit is allowed during our facility's operating hours. After-hours access is available with prior arrangement and may incur additional fees.
5. Responsibilities of the User
As a user, you are responsible for:

- Ensuring compliance with all local, state, and federal laws
- Notifying Kensington Storage of any changes to your contact information
- Properly labeling and organizing your stored items

7. Liability
To the fullest extent permitted by law, Kensington Storage disclaims all liability for any loss, damage, or theft of stored items. Users are encouraged to secure adequate insurance coverage.
7.1 Indemnification
You agree to indemnify and hold Kensington Storage harmless from any claims, damages, or expenses arising out of your use of the storage services.
7.2 Limitation of Liability
Kensington Storage's total liability to you for any claim arising out of or relating to these terms is limited to the total amount of rent paid by you during the three months preceding the event giving rise to the claim.
8. Dispute Resolution
Any disputes arising from these terms or your use of the storage services will be resolved through arbitration in accordance with the rules of the American Arbitration Association.
9. Governing Law
These terms are governed by and construed in accordance with the laws of the state in which the storage facility is located.

11. Severability
If any provision of these terms is found to be unenforceable or invalid, that provision will be limited or eliminated to the minimum extent necessary, and the remaining provisions will continue in full force and effect.
12. Entire Agreement
These terms constitute the entire agreement between you and Kensington Storage regarding the use of our services and supersede all prior agreements and understandings, whether written or oral.
